USEFUL INFORMATION
Choose the right holiday home


First of all, it is important to clear up your needs: what kind of house you are looking for, for how many people, which class, which is your budget, what is the destination you would like to visit, which kind of services and features you expect to find at your disposal? In this way, your holiday will be exactly as you have dreamed it.
You have two options for making the right choice: you can take advantage of our personal knowledge of the houses (which have all been visited by our staff), and of our experience, by contacting our operators (Tel. +39 0571 675200 ? e-mail: booking@posarellivillas.com), who will indicate you the most suitable lodgings according to your personal needs, or you can use our search engine (?search? section of our website www.posarellivillas.com). It is an easy and user-friendly system, and here follow, step by step, the manual with its functions:

1) Choose your destination: Select your destination (region or area you are interested in) by clicking it on the list.

2) Search by property name: If you already know the name of house you are interested in, you can dial the name in this space ? Name: If you do not remember the complete name of the house you are trying to recall, it will be sufficient to dial the first two or three letters of the name of house, and the ?%? symbol. You will get a list of properties including the letters you have dialed in their names. Ex: If you dial ?monte%?, you will get a list of properties including Montegufoni, Montegonzi?

3) Select period: Select your arrival day (MM/DD/YEAR) and the duration of your stay. The list of houses you will get will include all he available lodgings for the selected period, with the selected characteristics and will exclude the occupied houses.

4) Select the budget range: Here you are able to select the price-range you are interested in. There are three price ranges:
Low: Up to ? 20,00 per person, per day
Medium: Up to ? 30,00 per person, per day
High: Over ? 30,00 per person, per day

5) Class selection: This function is particularly important, because it allows you to select your holiday home according to the class of comfort we have given our houses, following different criteria: position, furniture, quietness, services? The rating grows form 1 the most simple houses) to 5 (the maximum rating, according to all our criteria)

6) Property features: Here you should indicate the maximum number of people the house needs to accomodate. You can also go deeper in detail and indicate how many bedrooms you will need (Bedrooms #:) and how many bathrooms (Bathrooms #:).

7) Select features: Here you can select the features you would like to find both in the property (shared swimming pool, golf, close to the beach?), and in the unit, villa or apartment you are going to rent for your holidays (TV, heating, private garden, dishwasher...)

Now you have just to click on ?search now? for getting a list of lodgings following your needs and choose ?your? holiday home.

Further important details?

Office hours: Our offices are open from 9.00 a.m. to 1.00 p.m. and from 2.00 p.m. to 6.00 p.m., from Monday to Friday. On Saturdays, you can reach us on our ?Emergency Number? (+39 338 4111387)

Arrival and Departure: Our weekly rentals are from Saturday to Saturday:
Arrival: from 5.00 p.m. to 8.00 p.m. on Saturday afternoon
Departure: from 8.00 a.m. to 10.00 a.m. the next Saturday morning.
For short stays (2-3 nights), and for long stays (ex. 10 days), with a ?not Saturday? arrival or departure day, you will have to arrange timing for the hand-over of the keys of the apartment and for giving them back with us, or directly with the owner.

Deposit: The deposit is an extra cost, and it is compulsory to handle it cash or in credit card (if possibile), directly to the owner or his representative the day of your arrival. It will be given back to you on your departure day, except for the extra costs, or the damages that may have been made to the apartment, during your stay.
The owner or his representative will be able to deny the access to the apartment, if you will not handle them the deposit.

Final cleaning: The final cleaning is a compulsory extra cost as well (except if differently specified in the description of the house) and the total amount of the expense for final cleaning is specified in the presentation of the house and on your rental voucher. The owner will be able to keep the cost of final cleaning from the deposit, on your departure day.

Heating: The heating (if not differently specified in the description of the house) is another extra cost. In Italy, the use of the heating is allowed from November 1st to the end of April. During your stay, if you think you will need to turn on the heating, in different periods, you will be able to arrange it directly with the owner.
The heating cost can be forfait (a fixed daily price), or on consumption: in this case, the owner, together with you, will read the gas meter on your arrival day and, again, on your departure day, and will calculate the cost of the heating.

Swimming pool: The opening period of the swimming pool and (where it is possible) its measures are specified in each description.

Linen: You will find bed linen, towels and kitchen linen in each property. The linen will be changed on weekly base.
If you wish an extra change of linen, you will have to arrange it with us, or directly with the owner.
Bath towels are not supplied usually.

Pets: Pets are admitted only in the properties where it is expressively allowed and stated in the description. We kindly suggest you to specify, at the moment of the confirmation of your booking, what kind of pet you will take with you (dog, cat, parrot?) and ? possibly ? his size.

Complains or troubles with the properties: If unfortunately you had any problem with the property, it is fundamental you tell us immediately, so that we will able able to intervene presently.
Of course, we will try to solve your problems in the most easy and quick way, but ? if it was not possible ? we will find another lodging for you, on the same or superior level (with the only limitation of the effective availability of other houses).

Cancellations: In case of cancellation, we warmly suggest you to view the art.#14 of our general letting conditions, where the penalties are specified.
We also suggest you to make a personal cancellation insurance, which will cover all the expenses, in case of cancellation of your travel.
